The Top Home Renovation Mistakes

The renovations of the good house can add money to resale. But home renovations can be costly. How do you know which renovations will refund you this money when you sell? Real estate agents and experienced entrepreneurs know the answer to this question, so I asked them.
"Excessive costs are common," said an entrepreneur. "Whatever the right budget, we always find something that complicates the job, or the owner changes his mind about something, it's like building a personalized home, there are surprises."
"So what you're saying is that an owner who wants to renovate should plan carefully?" I asked.
"We do some research before diving. We see a lot of people snorkeling, for example, hitting a wall to open things up and discover that the replacement structure is very expensive."
A real estate agent told me: "The owners have to reconsider a new wallpaper project. The wallpaper is superb for about three months then it is outdated I told potential buyers to say ' Uh, let's have to remove this paper, "almost every time I see the flower wallpaper in a crossing.
Another element is when a home owner hits a wall to enlarge a master bedroom by removing the next room. "Of course the master is glorious and wonderful, but now, in resale, you have a two-bedroom house instead of a three-bedroom house. Believe me, it will reduce the value of the house, even if you have three toilets, "said the real estate broker.
Another entrepreneur said: "Converting a two-car garage into a family room is a renovation project we have that will cost more than you think, and resale does not add much. If the new room is in a garage without the windows, most code inspectors will not allow you to use it as a room and people do as garages.
The only mistake I saw a lot when I was home inspector were homeowners who decide to do the renovation themselves. I am not saying that skilled people should not jump and do all or part of the job, but make sure you are truly qualified. Sometimes people do not know what they do not know. DIY renovations can be quite obvious and disinvesting for home buyers.
One example was a bathroom in a house where the owner had installed all the accessories himself. Plumbing traps, fittings and fittings, hot water lines went to the bathroom (they did not notice it), and three faucets had slow leaks. The buyers liked the house but they rejected an estimate of $ 1,500 to repair everything to comply with the code in this "exclusive" bathroom.
"I've seen people spend a lot of money on chic and refined cuisine, when they really felt when they were going to sell that they had only 20% of that cost. the house only it was not at this point of price or in an area with other houses that would have this kind of upgrade so tell your readers to do a thorough analysis before deciding to spend a lot of money on the kitchen, unless they stay at home ".
The lesson is that research and planning are fundamental if you want to renew. Find out what ROI (Internet, entrepreneurs and real estate agents can help) before you start, and get at least three proposals before you start.
